If you know what depreciation means than the difference between Replacement Cost and Actual Cash Valuations may be pretty easy. However, for those who aren’t too familiar with the term “depreciation here’s some assistance:
Depreciation means that a specific object’s value is reduced over time, particularly due to wear and tear or usage of said object. So basically, this means that an item gets less expensive as it gets older (typically, all else equal). In example let’s take a 2005 Ford Mustang. Think of that 2005 Mustangs price when it was at the dealership back in 2005, and let’s say it's wearing a price tag of $30,000. Now Fast forward to today. Outside of special circumstances (upgrades, enhancements, etc.), you would be hard pressed to find someone pay that price for that same vehicle today. This is because the price of the vehicle has “depreciated”.
So how does this apply to Replacement Cost vs Actual Cash Value?
Here’s an easy way to remember how:
Replacement Cost = Non-Depreciated Value
Actual Cash Value = Depreciated Value
The calculation for a covered claim using Actual Cash Valuation will usually result in a check that will cover “some” of the cost to repair your home. The same covered claim using Replacement Cost Valuation could mean that you receive a check that will cover most or all of the cost to repair (or possibly replace) your home.
Fortunately most homeowners insurance policies cover homes in Florida at replacement cost, but this is not always the case and varies from one policy form to another. Also you may not have known that your policy may cover your home at replacement cost but your personal property at actual cash value. Make sure you check that you have Replacement Cost included. If you don't, check if it's an available option.

- Are my personal belongings covered at replacement cost or actual cash value?

This valuable report’s primary purpose is to “mitigate” the portion of your premium derived from the risk of windstorm or hurricane damage. Don’t leave your hard earned cash on the table when purchasing a renters insurance policy by not looking for one of these reports. Keep in mind that if you have to provide your own this may not work as the cost of the policy in some cases is almost the cost of the report.
